The Trail Creek Crossing project is a mixed use development encompassing over 6 acres of at the corner of Pole Canyon Road and Center Street in Victor, Idaho. The site is zoned for Central Business and Business purposes, which allows a master plan incorporating residential lofts, commercial office, retail and warehouse space.
We are planning on constructing one 3-story building and two 2-story buildings on the property, with a total estimated area of 140,000 square feet. We have the opportunity to increase the total estimated area to 170,000 square feet should there be sufficient market demand to warrant the increase.
We plan to offer both the residential and commercial space for sale, whilst the commercial space will also be available for lease. The City of Victor recently re-zoned the property into a commercial zone and is encouraging mixed-use development in this area. We expect that the top floor residential space should be attractive to both first-time homebuyers and vacation homebuyers, in a setting overlooking Trail Creek.
Our underlying vision is to create a community that reflects a “mountain village” with a refined, rustic feel. The new community will have a sense of warmth, comfort and year round vibrancy.
The Teton Valley market has seen growth in excess of 40% over the past 10 years. The town of Victor holds a key position in the Valley, at the foot of Teton Pass and the Big Hole Mountains. It has ready access for Fly Fisherman seeking to float the South Fork of the Snake River or the Teton and Madison rivers as well. Notwithstanding it’s fishing prowess, Victor sits equidistant between the Jackson Hole Mountain Resort and Grand Targhee Resort, making it an ideal location for the year round recreationist. Compounding Victor’s extraordinary location to recreation is it’s 50% lower cost of living, than the Jackson Hole area.
